In today's module, we're going over the final 7 due diligence items that we complete when purchasing a property.
The smart goal for this chapter is to complete the full due diligence checklist on 10 properties that you find on LandWatch and that are located in 10 different counties. You are going to give yourself a week to do this and you are not going to purchase any of the properties.
At the end of this exercise, you should be a due diligence champion, ready to go when you get your first couple accepted offers!

HOA Checklist:
Ask your Seller for the CCRs.
Read through the CCRs and check for additional building restrictions.
Ask your Seller for information on annual dues, including a recent bill. Also, ask if there are any back dues owed.
Ask your Seller what the cost of a resale packet will be and if there is a capital improvement fee. Both of these items need to be paid to the HOA at the time of closing (both on the buy and sell side).
